Permitted tenant fees (England)
Under the Tenant Fees Act 2019, we can only charge the following:
- Holding deposit — capped at one week's rent. Refunded against the first month's rent on move-in or returned within 7 days if the let does not proceed.
- Tenancy deposit — five weeks' rent (annual rent under £50,000) or six weeks' rent (annual rent £50,000+). Protected with the DPS.
- Rent — payable monthly in advance.
- Default fees — only where genuinely lost or damaged keys, or interest at 3% above Bank of England base rate on rent overdue by more than 14 days.
- Tenant-requested changes — £50 for variation or assignment of tenancy.
- Early termination — capped at the landlord's genuine financial loss.
Landlord fees
Three packages: Let only at 8% of the first month (capped at £900), Rent collection at 9% of monthly rent on an ongoing basis, Full management at 12% of monthly rent. Inventory, EPC, gas safety and EICR scheduling can be arranged at cost — typical pricing £150 / £75 / £100 / £180 respectively.

If something goes wrong, please raise it via complaints@bdj.co.uk. We'll acknowledge within 3 working days and resolve within 8 weeks. If you remain unsatisfied, you can escalate to the Property Ombudsman (www.tpos.co.uk).
